The site comprises a generally square-shaped parcel of land with relatively level topography and established hedged boundaries. Its location within the town boundary, together with its previous planning history and surrounding residential development, provides a strong basis for consideration as a housing site, subject to the necessary planning approvals.

Planning permission was previously granted in 1997 for the development of eight dwellings under Planning Reference K/1995/0733. While this permission has since expired and there is no current planning permission in place, a Call for Sites submission was made in 2024 as part of the preparation of the new Local Development Plan.

A concept layout has been prepared for the site providing for eight semi-detached dwellings, arranged to continue the established pattern of residential development along the Dromore Road. The indicative scheme incorporates individual driveways, tarmac access and rear gardens, with existing boundaries retained and additional planting proposed where appropriate.

The site benefits from its position within the existing Limit of Development for Fintona, with the concept proposal demonstrating that appropriate access, visibility splays and pedestrian links can be achieved.

The site is therefore considered to represent an opportunity for residential development within Fintona, with the indicative eight-unit scheme providing a potential basis for future development, subject to obtaining all necessary planning permissions and approvals.
