Lot 4 extends to 8.76 acres (3.54 hectares) and comprises two fields of arable land, currently utilised for silage production. In addition, there is a small area of woodland extending to about 0.78 acres along the southern boundary.

The land is situated approximately 3.0 miles from Lots 1 and 2, and 0.6 miles from Lot 3, with access taken from Deerpark Road via a private laneway.

The topography slopes gently across the site, with ground levels ranging from approximately 19 metres above sea level at the western boundary to around 36 metres at the eastern side.

Location 

Kircubbin provides a range of everyday services including grocery stores, a post office, medical facilities and local schools, while Portaferry offers additional amenities along with scenic views across Strangford Lough.

To the southwest, the town of Downpatrick lies approximately 15 miles away via the Portaferry–Strangford ferry route.
