The subject consists of approximately 11 acres of agricultural land, which is bounded by Lissue Road to the east and Cross Lane to the west – access can be gained via both roads. Lisburn railway line runs along the south of the site.

This lands are located outside the current designated development limit as defined by the Lisburn & Castlereagh City Council's Local Development Plan (LDP) and Draft B-map. Situated approximately 1.5 miles from Junction 6 of the M1 Motorway, the location offers regional connectivity - providing direct access to Belfast which is approximately 10 miles northeast. Sprucefield Retail Park and its motorway junction (Junction 7) are around 3.5 miles to the southeast, further enhancing accessibility to Dublin-bound routes and southern regional markets.
