Sherry FitzGerald P. Burke are delighted to present this one-bedroom detached cottage, set on approximately 0.5 acres in the peaceful rural setting of Mullen, Frenchpark, Co. Roscommon. This derelict property represents a superb opportunity for those seeking a complete renovation project with strong potential for transformation. The cottage, originally purchased as a personal project, has had some essential upgrades carried out including replastering, the installation of new PVC windows, a new septic tank system, and connection to the ESB. The roof is reported to be in good condition. Although currently without a kitchen, bathroom, or running water, mains water is available nearby and can be connected by the purchaser. Accessed via a long private driveway, the property sits on a well-sized site that offers ample space and privacy. There are no gates in place at present, and the rear entrance is currently open. A separate gated yard to the rear includes two storage sheds, providing additional practicality and potential for further development (subject to planning permission). While in need of full refurbishment, this cottage offers an ideal blank canvas for those wishing to create a bespoke countryside home or investment. It may also be eligible for the Vacant or Derelict Property Refurbishment Grant, subject to qualifying conditions. This is a rare opportunity to acquire a well-located rural property with excellent potential in a quiet, scenic location, yet within reach of key services and commuter routes. For further details or to arrange a viewing, please contact Sherry FitzGerald P. Burke. Hall

Frenchpark, historically known as Dungar (Irish: Dún Gar, meaning "the fort of favour"), is a village in County Roscommon, on the N5 national primary road. It was the home of Douglas Hyde, the first President of Ireland. The nearby French Park Estate was until 1952 the ancestral seat of the French family, Barons de Freyne. The estate was sold to the Irish Land Commission in the 1950s and was dismantled by the mid 1970s. An historic smokehouse is one of the few remaining legacies of this period.
