One of the most common questions from homebuyers is: how long does the legal process take? In Northern Ireland, the conveyancing process from having your offer accepted to receiving the keys typically takes 6 to 10 weeks. However, the exact timeline can vary depending on factors like whether you're part of a chain, how quickly your mortgage is approved and whether any legal issues arise.
That said, the process doesn’t have to start only after your offer is accepted. You can appoint a solicitor earlier, even while you’re still house hunting. Doing so allows important steps such as ID checks, proof of funds and initial paperwork to be completed in advance.
Once your offer is accepted, your solicitor will formally begin the legal work. They’ll review the contract from the seller’s solicitor, examine the title deeds, carry out property searches and raise any necessary enquiries. If you're using a mortgage, they’ll also review your mortgage offer before moving forward with contract signing.
Delays can still occur and common causes include missing documents, slow responses or unexpected findings in the searches. To keep things on track, respond promptly to any requests from your solicitor, maintain good communication and ensure your mortgage application is submitted early.
While the average timescale is around 8 weeks, some purchases are quicker, while others may take longer. Starting early and working with an experienced solicitor can make a significant difference to how smoothly your move goes.
