We are delighted to offer this fantastic, unique opportunity to purchase a Georgian town house in Portaferry. The property is grade B Listed and constructed in 1810, retaining many of its original features and character, including sash windows, cast iron fireplaces, high ceilings and cornicing. Described in the Ulster Architectural Heritage Society publication on Portaferry as "A very fine three - bay three -storey stucco house of C.1810, with three-light windows in all floors, glazing bars intact on the top floor only; quoins and keystones; the shallow three light porch added C. 1850" There are seven bedrooms and 3 reception rooms and currently one bathroom.
The property was purchased in 2015 by the current owner and with a view to a complete renovation and owner occupation. In 2018 a not fit for purpose rear extension was demolished, along with the removal of all and any asbestos from walls and skirting boards to roof, as per Historic Building instructions, and validated by Building Control. Other necessary work including relining of the underground drains and removal of the kitchen units which were in a bad state, saving prospective developers on skip time and effort was carried out. Unfortunately the owner/seller then had to return to live in England, and was unable to continue with the project and hence the decision to put this property back on the market. The architect’s plans, and Building Control approval of the plans which took three years to obtain approval for, with multiple visits from various Historic Buildings teams are available for inspection, and include a ground floor extension with a “bath room”, a first floor bathroom which, instead of being an en-suite, would open onto the landing to be shared by the other bedroom on the first floor, and an additional bathroom on the second floor, thus allowing for 3 bathrooms, one on each floor. Portaferry is a small town in County Down, Northern Ireland, at the southern end of the Ards Peninsula, near the Narrows at the entrance to Strangford Lough. It had a population of 2,467 people in the 2001 Census. It has an aquarium and is well known for the annual Galway Hookers Regatta. It hosts its own small Marina, the Portaferry Marina. A passenger/car ferry service operates daily at 15-minute intervals between Portaferry and Strangford, less than a mile apart, conveying about 500,000 passengers each year.
