The property is an attractive investment opportunity as it comes with a 7-year lease yielding a annual rental of £8,800. The current lease commenced on 1st January 2022.

The lessee is the 5 Star Lough Erne Hotel.

THE LODGE IS FULLY SERVICED AND MAINTAINED BY THE HOTEL. THEREFORE, THERE ARE NO CHARGES FOR RATES, ELECTRICITY, GAS OR MAINTENANCE.

The Hotel is also responsible for maintaining the furniture to the same standard as at the commencement of the lease.

Per the terms of the lease, the lodge owner may have use of their lodge ( or another Lodge if theirs is unavailable ) foe a total of 3 weeks per year - ond week during the months of June to September and one week in the months of December to February. Personal usage is in blocks of weeks as opposed to days.

Upon paying an annual membership of the Faldo Championship Golf Course the new owner will benefit from the follow entitlements ( £1,500 annually ). Annual Golf subscription is a requirement.
