Join a Government-Approved Property Redress SchemeIt is a legal requirement for estate agents in NI to be registered with one of the Government-approved redress schemes. While it is not a legal requirement for agents handling residential lettings only, it is still a mandatory condition for listing on the PropertyPal Group portals. For more information, see&nbsp;<a href="https://www.nidirect.gov.uk/articles/estate-agents">NI Direct guidance</a>.Membership must be&nbsp;renewed annually, and failing to belong to a redress scheme is against the law. Non-compliance can result in enforcement action, fines, and even being barred from trading.Tip: Set a diary reminder well before your renewal date. Trading without registration, or continuing to operate after your registration has lapsed or been cancelled,&nbsp;is a criminal offence.Tip:&nbsp;Register more than one contact email (or a universal office email address e.g.&nbsp;<a href="mailto:info@123Estateagents.com">info@123Estateagents.com</a>) with HMRC. This ensures compliance is never left to chance. &nbsp;5. Maintain Public Liability InsuranceWhile not enforced in the same way as the above registrations, public liability insurance is a key requirement for agents listing on the PropertyPal Group portals. It provides vital cover if a client, contractor, or member of the public makes a claim against you for injury or property damage. Without it, you could be personally liable for compensation and legal costs.Tip: Review your policy&nbsp;annually to make sure cover levels remain appropriate as your agency grows. An outdated policy could leave you underinsured at the worst possible time.<hr>These requirements are part of the framework agents operate within, and they also form the basis for listing on the PropertyPal Group portals.
