The entire holding comprises approximately 100 acres (40.47 hectares) which comprises three elements as follows: -
Parcel 1: 11.3 acres of agricultural lands fronting the A5 at the junction with the Garvaghy Bridge Road.Parcel 2: 80 acres of land comprising a mixture of peat land, grass and an area which has been excavated.Parcel 3: 8.7 acres of land adjoining parcel 2 and is used for the extraction of sand and gravel.

The property is located approximately 5 miles (8 kms) north west of Ballygawley and 14 miles (23 kms) south east of Omagh.
The lands are situated in a rural location off the Fallaghern Road which links the Shantavny and Todds Leap Road. The surrounding landscape is made up of agricultural lands and wind turbines.
