The 'homeplace' there is absolutely nowhere like it. For those of you like me who were born and bred at an address for your entire childhood & up until you flew the nest you will know exactly what Im talking about. There are of course serial movers - folks who love to flit & change every so often but I personally have a real affinity with this one
Not because its where I'm from but because I understand the sentiment behind the house, the builder and the owner of this fantastic property. This beautiful home was built as as a labour of love by the owner (and now seller) evenings and weekends after his own days work along with a handful of other genuine tradesmen of his era. There are no short cuts taken its the best of the best that you can get your hands and money on at the time. The hours were never tallyed because when you build a house for yourself and your family that doesn't really matter but those hours have really counted in terms of workmanship & quality of materials when I look at this house some 40 years later.
If I lost your attention and interest at Rasharkin then there's very little I can say to coax or change your mind but if you would only stay with me a wee bit longer until I try to explain the main advantage i.e PRICE of these 'marmite' towns & villages like Dervock, Loughguile, Mosside, Rasharkin (all of which I have and do enjoy working, selling & letting in)
So a stoned laneway (which if you're aren't looking is an unnoticed gap) along the Church Road leads down to this solid big home, yard, gardens & workshop. There is no one looking in, accross or over at you which is the first of the features after price that I choose to highlight. Privacy is crucial to so many of you and it's so hard to get particularly in this middle price bracket.
As is this fantastic family home upstairs boasts 3 SUPER SIZED bedrooms (2 with ensuite & the third because it has sink & w.c can very easily be a fully fledged 3rd ensuite) The main bathroom is also on the first floor and it is absolutely HUGE the colour of the suite is 'Autumn' and I reckon its the last colour of these older suites I'd yet to see. Anyhow before you start with "oh its dated" or "its a gutting job" look a wee bit closer and its the potential you will start to see - the plumbing & the space is there meaning that the buyer can relatively easily & cost effectively update the sanitary ware.
Moving downstairs the big bright lounge with multi fuel stove has the most stunning and majestic surround and totally steals the spotlight in this generous big room which overlooks the beautiful mature gardens to the front & beyond to the main line. The lounge is open plan to dining which has patio doors to the rear. The quality and style of the kitchen without a doubt has stood the test of time and as with any second hand property you will all have your own ideas but for me this kitchen is a prime candidate for a professional paint (& I know a great man for that job as well)
Move away from the main body of this house to the 'left wing' if you like and here you will find all the makings for a granny flat or teenage annex. A corridor to the utility room (the size of a kitchen btw) toilet & w.c (potential for conversion to shower room) and lounge with open fireplace are all off to this side along with the integral garage. The integral garage 23ft x 20ft has proper double glazed windows and was left in shape for later years to be used as additional accommodation for older or younger generation to live self sufficiently yet under the same roof.
The property is situated on an incredibly generous private site with beautiful mature gardens of 1/2 acre to front overlooking the main line. Once upon a time there was a wee girl who was absolutely pony & horse mad and her dad made sure that the extended family that arrived over the years had a lovely stable home and paddock to enjoy. The lawn is in unbelievable order it has been drained so there is no chance of waterlogging or lairing in this garden. Stable/Workshop 20ft x 18ft with extensive pavior to front & large concrete yard to the back.
A home of this size and potential (inside & out) with a price tag of £175k is an absolute bargain in terms of house for your money. Whatever your home life situation is this fantastic property may just hold a solution... Work from home? Teenagers? Elderly relatives? Horses? Ponys? Cars? Vans? Machinery? Lorrys? Hobbys? Storage? Boats? Tools of the trade? et cetra et cetra
Rasharkin as you will know is quite the portal for so many surrounding towns offering convenience to Ballymoney, Kilrea, Coleraine, Cullybackey, Ballymena and Portglenone. Rasharkin itself has a variety of shops and services within walking distance and a strong community spirit which is common place in these smaller towns and villages.
If you are looking for a practical, well built solid family home with a super convenient location AND the potential long term to adapt to suit your individual needs I strongly advise you give this one a proper chance to impress.
