If you know Ballymoney I don't need to tell you that as addresses go they don't come much better than our prestigious Portrush Road. Popular for many reasons convenience being one of them because not only are you within the town limits but you are ideally placed for schooling, shopping, amenities and the commute all key elements to consider for busy, modern day to day family life.
First things first the accommodation on offer - be prepared to be impressed & surprised in equal measure. What you cannot tell from the exterior of No 22 is that back in 2012 an upstairs conversation was undertaken which boosted the accommodation on offer up to a fantastic FIVE bedroom (THREE ensuite) and TWO & half reception. You will be forgiven when driving past if you've always thought it was a smallish detached bungalow but believe me No 22 is the master of disguise!
Incredibly well proportioned rooms and a super flexible layout which will easily lend itself to any number of family scenarios from beautiful new arrivals right through to dependant elderly parents. Where you have children & teenagers can you ever have enough showers in the house? Well FOUR showers should make that mad getting out to school/work rush that we all start every day with much easier!
I absolutely love the welcoming bright and airy entrance hallway and a special mention must go to the beautiful original solid wooden floorboards which although in fantastic condition have become fashionably distressed with character over the years with many's a happy tale to tell.
The kitchen is most certainly the heart and the hub of this home where cooking/dining/entertaining takes place (and the patio doors are perfect for keeping a close eye on the outdoor sheninaghans). The ground floor lounge with its cozy multi fuel stove (and continuation of those beautiful floorboards) overlooks the Portrush Road goings on whilst being well enough set back off the road to allow its guests peace and privacy.
The gorgeous new ground floor bathroom is set to be a massive bonus for the buyer having just undergone a complete refurb this new year. It is fabulous I love love love the colours, the tiles, the bespoke cast iron claw foot bath and the fantastic new spacious corner shower cubicle.
Downstairs you will find three generous sized bedrooms the master being ensuite and two with those amazing floorboards.
Up the stairs and you reach a beautiful bright landing with a room directly at the top which offers wonderful views of the rear gardens. A feature sliding oak & glass doors can close over but why would you want to?? This gorgeous room is my personal favourite and arguably the best in the house offering a number of options for use depending on family needs. Formal dining/breakfast room, teenager den, snug or a second lounge for the 2 supersized bedrooms also found on the first floor. Now these upstairs bedrooms are actually proper suites and they are HUGE. Both have fantastic contemporary ensuites (shower, w.c and wash hand basin) and walk in wardrobes
In my opinion No 22 Portrush Road is a really fun functional family home designed to be enjoyed both inside and out. The property is in exceptional order and most certainly has been improved over the years in terms of the upstairs conversion and the high standard of finish.
The front of the property has tarmac off street parking for 4 or 5 vehicles and a very pretty cottage garden is filled with the most wonderful variety of flowers and colours you ever did see!
The rear is totally enclosed to both sides and the gated driveway opens up to what was the GARAGE (& it can still be just your average garage with remote control roller door) but the current owners had much more exciting inspiring plans than that and transformed it into a proper music studio totally soundproofed (including a £500 pedestrian door!) Now I'm not musical but I imagine that this may click with someone and if not for artistic uses its got to be a pretty good set up as a man cave, studio or teenage gaming den & remember its soundproofed!!!
A store (with belfast sink, power & light) can double up as a utility area or potting shed, and a brilliant sized wooden shed 16'5 x 9'9 with concrete floor, power & light is ideal for all those bikes, tools or gym equipment.
When you are looking for a lifetime home for your family I believe that the outdoor space is equally as important as in and with this fabulous home you really can have the best of both worlds. The mature gardens to the rear are totally enclosed ensuring there will be no "great escapes" just absolute peace of mind for all the mini VIPS of the family.
