A distinguished home full of character, class & charm!
160a Moyarget Road – it’s incredibly impressive and although with bungalows the temptation is to suggest that its buyers will be retired (or slightly more mature shall we say) with this one I’m not so sure this will necessarily be the case!
This is a property which has the accommodation, the location and the presentation to appeal to a wide range of age groups and backgrounds. Design, layout, construction, specification, quality/standard of finish and decor matter to us all and this fantastic home is top of its game in all these areas.
The bungalow itself has an excellent free flowing layout with incredibly generous room sizes throughout. A flexible property that can lend itself (depending on occupier requirements) to 4 bedroom/2 reception or 3 bedroom/3 reception PLUS the big bonus of a double garage (offering potential for conversion to extra accommodation...) and very beautiful extensive grounds and gardens.
An absolute credit to its current owners in terms of the presentation and decor where a tasteful sophisticated colour palette set this property off to perfection from the traditional regency green in the master bedroom, a fabulous pop of Moroccan orange in the kitchen and the newly redecorated day room/bedroom (4) is right on trend with calming blue and greys tones.
My belief is that if you seek a home in the countryside you expect seclusion and privacy to go about your daily life and this bungalow can offer you just that. It’s not complicated to locate at all but is quite the hideaway when it wants to be. The B67/A44 Moyarget Road is a main route for Coleraine/Ballymoney to Ballycastle. 160a is accessed off a private laneway of just 7homes. My other point is that the bungalow is nestled within extensive mature lawns, hedgerow, plants & trees providing the utmost privacy to its occupants ensuring security & safety for those with young family or indeed beloved pets!
I’ve come to realise that it’s a big responsibility to attempt to convey a property to its full potential by photos & measurements alone so I hope that my personal impressions & descriptive of this fantastic property will go part of the way to do it justice.I’ll start with the reception hallway. I’m always interested to know what first draws people to property and it was the bright open hallway of this property that the current owners fell in love with. A vibrant & cheery red front door leads you to an amazing open space (the size of a room) which has had several uses over the years but currently fulfils a wonderful role as a lobby and provides a warm inviting welcome to its visitors.
The lounge is a fabulous big bright room flooding sunshine in the morning and late afternoon. The lounge enjoys pleasant views to the front gardens and a beautiful contemporary gas fire provides a fitting focal point.
Next up the kitchen & its kinda a big deal! 1 word ‘Smallbone’ this manufacturer has had many’s a mention in the likes of Vogue magazine and the name is synonymous with prestige & quality. This kitchen is simply stunning & utterly magnificent. A superb range of handcrafted timeless ivory units, stunning black granite worktop and a centre island. Special features include a plate dresser, glass display, wine rack, cook book shelf and it’s also filled with all the top appliances including ‘Neff ‘dishwasher, ‘Gaggenau’ American fridge freezer, ‘Falcon’ 5 ring gas range cooker with double electric oven & extractor system.
The utility/laundry room could rival a lot of kitchens (its almost 15ft x 14ft) a continuation of the beautiful ‘Smallbone’ kitchen units high & low level, larder cupboards, stainless steel sink and the stunning granite worktops. Special consideration was given to units to conceal the washing machine & tumble drier and there’s plenty of room to get the ironing board up...
The conservatory to the back of the bungalow is quite the haven with pleasant views towards the mature rear gardens. The clever consideration of radiators in this room ensure that it’s a room to be enjoyed all seasons and all times of day.
The family bathroom is spectacularly grand – ‘Smallbone’ features again and the room is spacious enough to carry a fantastic ceiling to floor vanity display unit with wash hand basin with ‘Axor Hansgrohe’ taps, a decadent Cleopatra style bath with feature mirrored panels and a supersized mains power shower cubicle, w.c and bidet complete the full luxurious suite of sanitary ware.
There are potentially 4 bedrooms to the bungalow depending on family needs. The master bedroom suite enjoys the most fantastic views to the front gardens thanks to its large window which floods this room with daylight. ‘Smallbone’ fitted furniture including units, wardrobes, drawers, hanging and shelves. Ensuite with fully tiled power #shower cubicle, vanity unit with wash hand basin & w.c. The second (also very generous sized) bedroom benefits again from ‘Smallbone’ fitted furniture to include hanging, drawers & shelving.
In my mind this is a home for seclusion, privacy, the ability to meet demands of modern busy day to day life and most importantly family time enjoyment! Super contemporary, extremely sophisticated and stunningly presented both inside & out its easy to see where the time & money have been well spent over the years perfecting this magnificent home to its current glory.
An ideal property for someone looking an out of town substantial family home with convenience to Ballymoney, Coleraine, Bushmills, Ballycastle & of course our very beautiful North Coast. Along a main bus route this address opens up this areas best schooling choices from Nursery, Primary right through to Secondary and higher education.
