Northern Ireland on the way up

skyscrapersNorthern Ireland, is destinated for not only bigger and better things – but taller things, if the recently published policy on tall buildings in Belfast are anything to go by. Published by the Department of the Environment, the document states that tall buildings will play an essential role in the development of the city. Belfast has been lagging behind its European counterparts with similar populations for some time, in regard to the quantity of tall building developments. This results in great distances to workplaces, shops and other social infrastructure, and significantly increases our carbon footprint.

Ulster Bank Announces Extension of No Deposit Mortgage!

Ulster BankThe Momentum Mortgage scheme, originally released in September 2008 has attracted another 18 local property developers.  The scheme now boasts 28 developers with an additional 542 new build homes available in 21 developments.  

The Scheme was developed to encourage first time buyers back into the property market by cutting out the need for a saved deposit.  Purchasers are also protected against further price fluctuations of up to 15%.  Mr Derek Wilson, Head of Products at the Ulster Bank said that there has been significant interest in the scheme since in started in September of last year.

Derek confirmed “We have committed £100m to lend to first time buyers through our Momentum mortgage and are confident that it will continue to support hundreds of first time buyers onto the property ladder who would be otherwise unable to buy their first home.”

Purchasers will automatically have their home independently revalued after five years.  If the value falls by up to 10%, the mortgage is reduced by the same percentage.  If however the value rises by more than 5%, a 5% deposit will become payable to the Ulster Bank.  If the value does not rise by the 5%, the developer waives any right to a deposit.

The scheme has proved very popular and it is hoped that others will follow with similarly innovative products to encourage lending activity.

Unemployment and the housing sector

The fallout of the economic downturn is in the news on a daily basis.  The effects on house prices have been publicised for some time, however more recently the knock on effects have been hitting the headlines.  Estate Agents have been making redundancies, closing offices, trades have been hit hard, electricians, plumbers etc have all experienced the effects of the slowdown in the property market and the wider economy.

Latest government figures have highlighted a rise in unemployment figures, with 805 reported redundancies in October.  The Department of Enterprise, Trade and Investment states that approximately 65% of these redundancies were within the construction industry.

With the shock announcement in late October that Taggart Holdings had gone into administration the recent news that a further 35 jobs were lost at the Kilkeel based contractor, RG Coulter, came as another blow to the industry.

Arlene Foster, Enterprise Minister has warned that economic conditions could get worse before they get better.  In light of recent redundancies she welcomed the news that 24 new jobs have been created by Co.Antrim engineering company, Williams Industrial Services.  With unemployment at its highest rate in almost 5 years, companies are being forced to exploit all initiatives to remain competitive.
