To capitalise on this, Store First Ltd one of the UK’s leading storage companies, have created the first self storage commercial property investment to be released in the UK.

Store First Ltd will follow the same model as the large self-storage PLC’s, but with an improved business model and aggressive marketing strategy. Their prices will be 30% cheaper than their competitors as they are exempt from Business Rates and VAT. They will also offer value added services such as wi-fi, in-bound and out-bound mail, offices and meeting rooms.

Why Self Storage?
Self storage as a concept was imported from the USA during the 1980s and is now a vital industry both for consumers and for businesses. This is substantiated by the fact that it is the fastest growing commercial property sector in the UK- for the five years to 2009 it recorded growth rates of between 8% and 15% per annum yet market penetration in the UK is low at 0.4 Sq/Ft per person compared to 7.4 in the USA.

The Investment:
Investors purchase a storage unit (Storepod) from Store First Ltd on a 250 year lease. They can then use it themselves, let it out privately for a rental income or lease it back to Store First. The lease-back agreement is for 6 years, with rental returns guaranteed at 8% for years 1-2 and forecast at 10% for years 3-4 and 12% for years 5-6. Investors also have the option of entering a buy-back scheme. Under the terms of the scheme, Store First will buy the storepod back for the original price paid between years six and ten.

The Underlying Asset:
The investors directly held underlying asset is a Storepod. Investors receive their returns from the rental income earned by letting the Storepod out, either privately, through a letting agency or by leasing it back to Store First. Investors have direct ownership of the commercial property with an option of a lease-back agreement & buy back.


The Product Provider:
Store First Ltd are owned by the property developer Harley Scott Ltd. Established in 2003 they have completed 28 high quality residential developments and 12 business centres in the North West with sales transactions in excess of £1billion.
