We are instructed to sell a substantial parcel of lands off Coolnasillagh Road, close to
Fivemile Straight, Maghera.

The land are said to extend to 16 acres 2 roods and 409 sq yards or (6.7 hectares).

The lands are fenced and we are informed that a 63 mm water main runs through the
said lands.

Access to the lands is by means of a laneway off Coolnasillagh Road.

We are advised by the vendor that the laneway down through the lands will be tarmaced.

The lands lie on either side of the said laneway.

We are informed that should the purchaser have a ‘Farm Business Number’ then the possibility exists that planning permission could potentially be obtained for a dwelling on the said lands.

Purchasers should however make their own full enquiries with the relevant planning authority and we can give no assurances in this regard.

DIRECTIONS

From Maghera proceed up the Glenshane Road. Turn left onto the Fivemile Straight
and continue for approximately 2.2 miles to Coolnasillagh Road. Turn right onto the Coolnasillagh Road and proceed for approximately 0.2 miles (a relatively short
distance up the hill). The access laneway to the lands is located on the left
(look for the ‘Private Lane’ sign).
