Location:
This farm is located on the Sligo Road side of Enniskillen, heading towards Bellanaleck, just off the A509 (Dublin Road). The farm is located between the Granshagh and Arney roads and can be accessed from either.
Circa 283 Acre Farm:
This farm has a reputation of being one of the best agricultural holdings in the County; rarely does a farm of this size and quality come onto the market in Northern Ireland.
Nixon Hall is a naturally dry and fertile farm with the added bonus of being very aesthetically pleasing with panoramic Lough and mountain views, and large areas of parkland with many mature great oaks.
In total there are C. 283 acres which is made up of C.275.13 acres of land and C.7.87 acres of farmyards, buildings and laneways. There are concrete and hardcore laneways (majority concrete) running through all parts of the farm giving excellent access to all fields.
The land is of excellent agricultural quality with circa 90 acres in arable this year producing high yields, and the remainder in grassland. The farm has the potential to have circa 190 acres in arable.
All the lands have been professionally fenced with post and sheep wire fencing with barbed wire on top.
Agricultural Outbuildings
There are two blocks of farm buildings.
The first block is adjacent to field 7B on the agricultural map. They consist of an open silo pit, a slatted house with slurry tank and feeding passage (60’ x 22’), a machinery shed (45’ x 28’), and a 40 cow cubicle house.
The second block is adjacent to field 24C on the agricultural map. They consist of 2 silo pits, a lying in shed and a multi purpose shed.
Environmental Schemes:
As with most farms in Fermanagh, Nixon Hall is classified as SDA, this means the farm is more likely to be eligible for most agricultural government grants and schemes. At present the entire farm is under the Countryside Management Scheme generating an income of
£6,500 per annum.
Cottages:
There are 2 derelict cottages on the land, which may have future development potential subject to favourable planning.
Building Site:
There is a building site granted with full planning permission for a large two storey dwelling, situated on a tranquil setting beside the lake in field 3 in the agricultural map. Plans of the house can be viewed at our office or posted on request.
Lot 1 & Lot 2
This farm can be sold in one or two lots. As the farm has two separate accesses from 2 separate county roads, this farm can be divided easily. There is a natural divide in the farm with a hedge line running from east to west.
Lot 1 consists of fields 1 – 12 including the former site of Nixon Hall, some agricultural buildings, 2 derelict cottages and the building site. Access will be gained from the north side of the farm at field 1 (Granshagh Road).
Lot 2 consists of fields 13A – 21 & 24A – 24C including some agricultural buildings. Access will be gained from the south side of the farm at field 23 (Arney hamlet).
N.B. field 23 is not part of the sale.

No Single Farm Payment (SFP) entitlements will be sold with the farm.
Directions:
To access the farm from field 1 (on the north side) on the agricultural map.
From Enniskillen take the Sligo Road out of Enniskillen. Come to the first roundabout take the first exit for Bellanaleck. Drive out of Enniskillen town boundary into the countryside and take the next road on the right signposted for Granshagh. Drive approx. 0.75 miles and the farm access is on the left.
To access the farm from field 23 (on the south side) on the agricultural map.
From Enniskillen take the Sligo Road out of Enniskillen. Come to the first roundabout take the first exit for Bellanaleck. Drive into Bellanaleck village and at the first crossroads turn right for Arney. Drive approx. 1.5 miles until there is a community hall on the left and a Chapel on the right. Farm Access is the first hardcore laneway immediately after the chapel on the right.
